Re-roofing a commercial unit is one of the largest bills a landlord or occupier will ever face, and a lot of the time it is not necessary. A roof that leaks is usually a roof with failed joints, perished fixings or a worn coating, not a roof that has run out of life.
We survey, repair, clean and coat industrial roofs across the North West. That means tracing where water is actually getting in, sealing it, treating corrosion at the sheet laps, resealing fixings and restoring the weathering layer. The aim is to get years more out of a roof you already own, and to tell you honestly when that is no longer the right answer.
It starts with a survey
You cannot price a roof from the ground, and neither can anyone quoting you over the phone. We inspect the full area, photograph the sheet laps, fixings, gutters, flashings and any rooflights, and grade what we find.
You get a written report with the photographs, so you can see the roof rather than take our word for it. That report is worth having whether or not you use us: it is what a landlord needs for a dilapidations discussion, what an insurer asks for after a claim, and what turns a vague worry about the roof into a costed decision.
Cleaning and preparation
Every coating fails at the same place, which is the bond to the surface underneath. Moss, algae, chalked paint and years of atmospheric dirt all have to come off first, and the roof has to be dry before anything is applied.
Cleaning is done by pressure washing, normally with rotary equipment so the pass is even, rather than a lance held close to the sheet. It is the nozzle angle and distance that cause damage, not the pressure itself, and forcing water into a sheet lap creates the leak you were trying to avoid.
Coating and fixings
Once the roof is clean and dry it is coated, in a colour matched to the existing sheet so the building looks maintained rather than patched. Coating restores the weathering layer that has worn off and buys years before replacement becomes unavoidable.
Fixings get their own attention. The washers on roof screws perish long before the sheet does, and a perished washer is a hole. They are resealed as part of the work rather than treated as an extra.
Rooflights
Rooflights are usually the reason a unit feels dark. GRP yellows and goes brittle with age, and a roof that once had good natural light ends up needing the lamps on at midday. Cleaning them makes a bigger difference than most people expect, and coating restores light transmission and slows the deterioration.
We clean and coat rooflights as part of roof work, and reseal the joints around them, which is where they usually leak. Where one has gone too far to save, we will tell you and arrange the replacement.
Access
Most roof work needs proper access before anything else happens. We arrange it, whether that is scaffold, edge protection or powered access, and it is priced into the quote rather than appearing later as an extra.
Fragile roof surfaces, rooflights included, are treated as fragile. Nobody walks a sheet on the assumption it will hold.
When coating is the wrong answer
If sheets are perforated, if the corrosion has spread across the sheet face rather than staying at the laps, or if the supporting steel has gone, coating is decoration over a failure. We will say so and tell you that overcladding or replacement is what you actually need.
The test is blunt. If a screwdriver goes through the sheet, no coating is going to help.

Frequently asked questions
Coating is a fraction of the cost of replacement, and the gap is large enough that it is usually the first thing worth pricing. It also avoids the disruption of a re-roof, since all the work happens from outside and the building carries on operating underneath. We price both honestly if replacement is the better spend.
Ten to fifteen years is typical for a properly prepared and correctly specified system, though exposure and the condition of the sheet underneath both affect it. Preparation is what decides the life, not the product. A coating rolled over a damp or dirty roof will lift within a couple of winters however good the material is.
We inspect the full roof area rather than a sample, photograph the sheet laps, fixings, gutters, flashings and rooflights, and grade the condition. You get a written report with the photographs. It tells you what needs doing now, what can wait, and what is not worth spending money on.
Yes. It is all external work, so nothing stops inside. We agree exclusion zones below the working area and coordinate with your team over deliveries and yard traffic.
Sometimes, and sometimes not. Leaks often come from failed fixings, split sheet laps, blocked or perforated gutters or failed flashings rather than the sheet itself. That is why we survey first: fixing the actual cause is usually cheaper than coating the whole roof and hoping.
Yes. Old GRP rooflights yellow and lose light transmission, and cleaning and coating them brings a surprising amount of daylight back into a unit. It is usually the cheapest way to improve lighting levels in an older building, and we do it as part of roof work.
We survey the roof, tell you honestly whether replacement is genuinely needed, and arrange and manage the work if it is. In most cases it is not: what looks like a roof needing replacement is usually joints, fixings and a worn coating, and repairing those costs a fraction of re-sheeting.
