A tired car park makes an otherwise well kept site look neglected, and a greasy service yard is a slip claim waiting to happen. Pressure washing is the cheapest way to reverse both.
We use rotary surface cleaners rather than freehand lances on open areas, which is why our work does not come out striped. Hot water units handle oil, grease and chewing gum; cold water is enough for algae, moss and general dirt.
Surfaces and areas
Tarmac and asphalt car parks, block paving, concrete yards and loading bays, paving slabs, brickwork, external staircases and walkways, bin stores, drive-throughs and petrol forecourts.
We also wash down cladding, but only where the panel finish can take it. Where it cannot, doff or soft wash is the right method and we will say so.
Slips, drains and the environment
Algae on a shaded footpath is one of the most common causes of slip claims on commercial sites, and it is trivially cheap to remove. If you have an area that goes green every winter, put it on an annual clean before someone goes over on it.
Where runoff carries oil or detergent, we use water recovery and dispose of the waste properly. Washing hydrocarbons into a surface water drain is an offence and we will not do it, so tell us early if your yard drains are unbunded.
Equipment we bring
-
Rotary surface cleaners
Even coverage across large flat areas, roughly four times faster than a lance and without the stripes.
-
Hot water units
Up to 150°C for oil, grease, rubber and chewing gum, which cold water simply moves around.
-
Water recovery
Contaminated runoff captured and taken off site where drainage or environmental conditions require it.
-
Out of hours crews
Car parks and forecourts are usually done overnight or on a Sunday so you lose no trading time.

Frequently asked questions
Open areas are usually priced per square metre, and the rate falls as the area grows. A small staff car park might be a few hundred pounds; a retail park deck is a scheduled overnight job priced on survey. Gum removal and oil staining are priced separately because they are much slower work.
Not at the right pressure and nozzle angle. Damage happens when someone holds a turbo nozzle too close and blows the fines out of block paving joints or scars soft asphalt. On block paving we re-sand joints afterwards where needed.
Fresh spills usually come out entirely with hot water and a degreaser. Old oil that has soaked into porous concrete or asphalt will lighten considerably but may leave a shadow. We will tell you which one you are dealing with before you commit.
We work in sections and cone off only the area in use, so the site stays open. Full closure is only worth it on very large decks, and that is usually an overnight job anyway.
