Moss on a commercial roof is not just cosmetic. It holds water against the sheet or tile, it breaks off in wind and blocks the gutters below, and on a coated metal roof it accelerates the failure of the coating it is sitting on.
We clean commercial and industrial roofs using low pressure soft washing and a biocide treatment. High pressure lances are the quick way to do it and the fast way to ruin a roof, so we do not use them on roof coverings.
Roof types we work on
Profiled metal sheet, composite panel, fibre cement, single ply membrane, felt, slate and concrete tile. Each takes a different approach: a membrane roof needs a gentle detergent and careful rinsing, while a fibre cement sheet on a 1970s factory needs handling as potential asbestos-containing material until proven otherwise.
If we suspect asbestos cement, work stops until you have a survey. We will not disturb a sheet on a maybe.
Treatment, not just cleaning
Scraping moss off gets you a clean roof for about eighteen months. The biocide we apply after cleaning kills the spore base, so regrowth is much slower and the next clean is smaller and cheaper.
On a large industrial roof we usually recommend cleaning in sections across two or three years rather than all at once, which spreads the cost and keeps the whole roof on a rolling cycle.

High pressure pushes water past sheet overlaps and flashings. Soft wash does not, so nothing appears inside a week later.

Coating stays intact
Pressure lances strip plastisol and paint finishes. The gentler method leaves the protective layer where it belongs.

The treatment keeps working after we leave, so the roof stays clear for years rather than months.

Gutters cleared afterwards
Loosened moss ends up in the gutters. We clear them as part of the job, not as an extra visit.

Frequently asked questions
Yes. It holds moisture against the covering, which speeds up corrosion on metal sheet and freeze-thaw damage on tile and fibre cement. It also breaks loose and blocks gutters and outlets, which is how most roof-related water ingress actually starts.
On most roof coverings, yes. High pressure strips coatings, erodes fibre cement and drives water through overlaps and flashings. That is why we soft wash roofs and reserve pressure washing for hard ground surfaces.
Typically three to five years before another clean is worth doing, depending on shading, tree cover and how exposed the roof is. North facing and heavily shaded slopes regrow fastest.
Not until it has been surveyed. If a sheet is confirmed as asbestos containing, the work falls under different regulations and needs a licensed contractor. We will tell you straight away rather than take the job on.
Yes. We cordon the working area below, protect any rooflights, and coordinate with your site team on deliveries and pedestrian routes.
